Summary

This site is contemplated to have 106 units in 53 separate duplex townhouse buildings on a site that is easily accessible from two streets. The builder we have tapped for the project will be working with the land owner to target an increased density for the site up to 126 total units, but the numbers work just fine at the current lot and unit count.

Cape Coral has seen an explosion in population over the past several years and since covid hit, more residents are fleeing more densely populated areas for Cape Coral with home prices and rental rates increasing in lockstep.

Part of the challenge with new builds in Cape Coral is that the city hasn’t expanded sewer and water infrastructure to all parts of the city, so the cost to bring water and sewer to new projects or for builders to buy lots on city sewer and water systems has become prohibitively high for rental projects. However, because of this reality, the ability for investors targeting rental communities in the area to put projects on well and septic systems has become accessible and affordable. As such, this project is on a self contained well and septic system with all of the building costs for such systems outlined in the construction numbers.
