Overview

Cypress Point is a self contained Townhome Community located in the city of Graniteville SC, which is a bedroom community of Aiken SC and is proximal to North Augusta.  The deal is being sold by the current owner in it’s entirety. The seller’s preferred deal structure is to sell the fully completed (ready for vertical construction) lots to an end buyer/builder. The other option is to have the seller build out the units and sell them as completed units to an investor buyer. The deck outlines both options.

Cypress Point is a total of 143 individually platted townhome lots that are completed with a full array of surveys,  permits, and has  approved construction drawings. The project has a dog park as part of the amenity package as well as walking trails. Both amenities are optional and have not as of yet been constructed by the owner. The seller has created an HOA which will ultimately own the common areas and will be transferred to the end buyer upon sale as the sole declarant.
