Atlanta, GA, [October 31, 2024] – Strata SFR is pleased to announce the successful sale of a $6.5 million single-family rental (SFR) portfolio. This portfolio includes 30 scattered single-family homes in the greater Atlanta, GA area, each averaging 3 bedrooms, 2 bathrooms, 1,618 square feet, and built around 2001. Strata’s Adam Stern and Ian Edmiston facilitated the sale between the sellers, a retiring local couple, and an institutional investor expanding in Atlanta. The sale closed at approximately 87% of the portfolio’s Fair Market Value, with an in-place cap rate of 5.6%, and offers the potential to increase to a stabilized cap rate of 7.2% with renovations.
